OVERVIEW
Thank you for considering us for your housing needs. Here are some links to help you determine how much rent you can afford:

APPLICATION
Each adult that will occupy the unit MUST apply separately. Fee: A non-refundable application fee will be assessed to your credit card per each application.
- Apply online by clicking on "Apply Now" above.
- To expedite the process, fill out all sections.
- Fill out all applicable fields.
- Leave a comment for any fields left blank.
- Incomplete applications will be rejected.
BACKGROUND CHECK
Your application will be forwarded to TransUnion Credit Bureau for credit check. TransUnion will send you an email requesting your permission to allow DFI Real Estate LLC to access your credit records. You must approve in order to move forward
RESULTS
It takes appx. 1-3 days to get the results back. We receive three reports:
- Credit Report,
- Criminal Report, and
- Rental Eviction Report.
We also receive one of the following recommendation:
- Decline,
- Accept with a cosigner, or
- Accept
DEPOSITS
(See ONLINE PAYMENT below)
- Security deposit (One Month Rent)
- Pet deposit (if applicable) $500 per pet. Maximum pet weight is 50lb.
VERIFICATION
If application is accepted, management will verify applicant(s):
- Employment,
- Rental history,
- Income, and
- References
LEASE DOCUMENT
If management is able to "piece together" an acceptable "Financial Picture", then management will:
- Create a draft of the lease document and email it to applicant.
- Applicant reviews the lease document
REQUIRED ITEMS
The following items are required to sign the lease:
- Photo IDs for ALL applicants (valid driver's license with up-to-date information)
- Security Deposit (see ONLINE PAYMENT below)
- Pet Security Deposit (if applicable)
- Copy of Renter's Insurance policy with minimum liability coverage amount of $300,000. Landlord must be added to the policy as "Additional Insured"
- Last 3 months of bank statements showing salary deposits. Savings and or Checking balance should be at least equal to 2 months rent.
- Last 3 months of pay stubs showing salary dollar amount as well as year-to-date earnings (if self employed then submit last year tax return)
SIGNING THE LEASE
Once the above documents are received, reviewed, and approved, an electronic copy of the lease will be emailed to each applicant to review and signature.

ONLINE PAYMENT
An email with an ID and Password will be emailed to your email address on record. To make a payment login to the website and click the "Make a payment" button and follow the instructions.

UTILITIES
Prior to handing the unit keys to the applicant , applicant must have established utilities services in their names. Utilities information included in the lease document.

INITIAL WALK THROUGH (PRIOR TO MOVING IN)
Management company rep and applicant will walk through the rental unit to inspect the existing conditions of the unit PRIOR TO MOVE IN. The applicant shall make written notes of all repair items needed prior to moving in. A list of items shall be given to landlord for review and signature. This list will be used at the end of the lease in order to determine any needed repairs prior to returning the security deposit to applicant .

MOVE IN DAMAGE INSPECTION (5 DAYS AFTER MOVING IN)
Within the first 5 days after moving into the unit property management rep and applicant shall inspect the unit one more time to document any damage caused by moving tenants belonging into the unit including:
- Flooring scratches\damage caused by applicant moving in
- Tiles scratches\damage caused by applicant moving in
- Drywall scratches\holes caused by applicant moving in
- Electrical system (lights, switches, outlets, sockets, etc)
- Appliances (Refrigerator, Stove oven ,Stove top ,Microwave oven, Dishwasher, Garage door opener)
- HVAC system (heating and cooling system functionality including Thermostat Settings)
- Water Heater temperature settings (water heater thermostat and shower temperature regulator)
